Bordeaux Apartments Rental Contract Terms & Conditions

  1. To reserve the apartment, the client should complete and sign the Booking Form and return it together with payment of the initial non-refundable deposit (30% of the total rent due or 100% if within 6 weeks of the start of your holiday). Following receipt of the Booking Form and deposit we will send a confirmation email stating the balance due date. This is the formal acceptance of the booking.
  2. If you are forced to cancel your reservation the deposit is non-refundable unless in the event of re-booking.  In which case, a full refund will be made with the exception of an administration fee of €75/£50.
  3. The balance of the rent, together with security deposit and payment for any additional services, are payable not less than six weeks before the start of the rental period. If payment is not received by the due date we reserve the right to give notice in writing that the reservation is cancelled.
  4. A security deposit of €300 (or as advised), will be required at the time of balance payment.  This will be refunded in whole or in part (normally within 14 days of your return home, after the property has been checked). All breakages, losses and telephone charges will be deducted from the security deposit. Should the security deposit be insufficient to meet such costs or liability, any additional amounts are payable by the person signing the booking form.
  5. The rental period shall commence at 3pm on the first day and finish at 10am on the last day. We are not obliged to offer accommodation before the time stated and the Client shall not be entitled to remain in occupation after the time stated, unless by prior agreement.
  6. The maximum number to reside in the Property must not exceed what has been stated on the booking form, unless we have given written permission.
  7. The Client agrees to be a considerate tenant and to take good care of the Property and to leave it in a clean and tidy condition at the end of the rental period. Although a final clean is included in the rental we reserve the right to retain monies from the security deposit to cover additional costs if the Client leaves the Property in an unacceptable condition. The Client also agrees not to act in any way which would cause disturbances to those resident in neighbouring properties.
  8. We reserve the right to take any relevant action, including immediate termination of the tenancy, if we have cause to believe that the property is being abused or misused. Damage to the property or equipment either wilfully or negligently or otherwise, will be fully charged to the tenant.
  9. The Client and party acquire no rights whatsoever over the Property excepting occupation as a short holiday let for the period booked. The Client should not sub-let the Property.
  10. The Client shall report to us without delay, any defects in the Property or breakdown in the equipment, plant, machinery or appliances in the Property.  Arrangements for repair and/or replacement will be made by us in these circumstances as soon as possible.
  11. We shall not be liable to the client:
    1. For any temporary defect or stoppage in the supply of public service to the property, nor in respect of any equipment, plant, machinery or appliance in the Property.
    2. For any loss, damage or injury that is the result of adverse weather conditions, riot, war, strikes or other matters beyond the control of the Owner.
    3. For any loss, damage or inconvenience caused to or suffered by the Client if the Property shall be destroyed or substantially damaged before the start of the rental period and in such event, we shall within seven days of the notification to the Client, refund to the Client all sums previously paid in respect of the rental period.
  12. The bringing of pets on to the property is forbidden.
  13. The property is strictly non-smoking.
  14. It is expected that the basic 'check out' procedure guidelines, as shown in the household instructions are followed, ie turning lights and heating off upon your departure, leaving keys where instructed and leaving the apartment in a tidy condition.  Failing to do so, may result in additional charges taken from your security deposit.  Should you wish to read our household instructions prior to confirmation of your reservation, please ask.
  15. By signing the booking form, it is assumed that you have read and agreed to these booking terms and conditions and all party members fully accept the terms and conditions upon which this agreement is made.
